About  :  An offer of 78.000 m2 land, located at                                

              Kakatua Street/Cendrawasih Street, Makassar City

According to the investment plan in Makassar, we would like to offer you a strategic land area, located at the center point of Makassar City. The precise landmass is 78.000 m2, and the nett price is Rp. 2.500.000,00/m2 (Two Million and Five Hundred Thousand Rupiah).  The area will be given in an empty space, and also indued with 4 (four) sheets of the Land-owning Certificate.

As an information, in a matter of any land take over, the tax policy in Indonesia has stated that:

 

  1. The previous land owner (seller) will be taxed (PPh/income tax) for about 5% of the nett-selling price.
  2. The buyer of the land will taxed (BPHTB tax) for about 5% the nett-selling price. This tax will be paid to the notary.

 

Payment Mechanism

Right after we reach an agreement about the taking over price, the present land owner has asking that the payment must be finished at most in 3 (three) phase:

A.  First phase, is giving a payment for about 10% of the total price, which will be used to:

  1. Issue 4 (four) sheets of the Land Certificate of the 78.000 m2 land.
  2. The cost of Contract of Sale
  3. The payment of Income Tax.
  4. Operational Costs.

This payment will be guaranteed by a Land Certificate number 276 (landmass 10.499 m2), owned by Abdul Gaffar Lewa, and the certificate will stored to the notary as a guarantee.

 

B.  Second phase, is giving a payment for about 40% of the total price, which will be used to clean the area from another occupied people.

 

C.  Third phase, is giving a payment for about 50% of the total price, as a completion of payment after the land cleansing is completed.


Payment Calculation Details

 

78.000 m2 of landmass, at Rp 2.500.000,00/m2.

Total price = 78.000 m2 x Rp 2.500.000,00/m2

                   = Rp 195.000.000.000,00 (195 billion rupiah)

 

1. The first payment:

10% of Rp 195.000.000.000,00 = Rp 19.500.000.000,00

 

2. The second payment as an area cleansing cost:

40% of Rp 195.000.000.000,00 = Rp 78.000.000.000,00

 

3. The third payment, the redemption price:

50% of Rp 195.000.000.000,00 = Rp 97.500.000.000,00

 

Recapitulaton

1st payment (10%)    =             Rp   19.500.000.000,00

2ndpayment (40%)    =             Rp   78.000.000.000,00

3rd payment (50%)    =             Rp   97.500.000.000,00

                      100%  =             Rp 195.000.000.000,00
